| Resumo: | O propósito desta pesquisa foi estabelecer ferramenta de análise e acompanhamento de ativos para alocação de recursos visando a proteção de patrimônio, através de fundos imobiliários nacionais e internacionais, com base em fundamentos e gestão. A metodologia utilizada foi a hipotético-dedutiva, onde se estabeleceu um passo-a-passo de análise de fundos imobiliários para investimento de forma sistematizada. Os Fundos Imobiliários reúnem fundos de investidores e investem em imóveis ou papeis relacionados a eles. Como todo investimento, requerem análise pelo investidor de longo prazo que deseja proteger seu patrimônio. Na exemplificação do modelo, os fundos – XP Malls, FII BTG Pactual, GGR Copevi, Kimco Realty Cp, Alexandria Real Estate e Prologis Inc. – foram analisados através de análise fundamentalista, onde seus aspectos qualitativos e quantitativos foram expressados através de indicadores, que por sua vez, reunidos em uma tabela, são analisados de forma sistemática. A ferramenta possibilita ainda o acompanhamento dos ativos ao longo do tempo. |
| Abstract: | Real Estate Funds pool investor funds and invest in real estate or related securities. Like every investment, they require analysis by the long-term investor who wants to protect their equity. The objective of the research was to establish asset analysis and monitoring model for resource allocation aiming at the protection of assets, through national and international real estate funds, based on fundamentals and management. The methodology used was the hypotheticaldeductive, which established a step-by-step analysis of investment real estate funds in a systematic way. In the example, the funds - XP Malls, FII BTG Pactual, GGR Copevi, Kimco Realty Cp, Alexandria Real Estate and Prologis Inc. - were analyzed through fundamentalist analysis, where their qualitative and quantitative aspects were expressed through indicators, which in their turn. Instead, they were gathered in a table that provides monitoring and comparison between different funds. |
